'People are fighting for apartments': South Florida housing demand driving up rent

I know someone (not in Florida) whose proposed rent increase to renew was 16% for 2022. They moved out. The corporate landlord then raised the rent another 38% for a total proposed increase year-over-year of 54%. !!!

I believe the apartment with new carpet and appliances rented, after several months on the market, for about 42% over what the previous tenant was paying. This was in a Deep Southern state. Not New York or California.
 
There has been a migration to the South to escape discrimination, so that's boosting rents anywhere that is appealing. But I think there's a national bubble. I don't know how people can pay those numbers. Some people are leaving marginal housing with social problems to live in RV's, vans, and even cars. Vans are getting very scarce.
